What ENIKO is — and isn't
ENIKO facilitates a digital platform in which real estate owners and property management companies and managers can identify each respective entity for potential agreements and business based on information they have provided in their profiles. ENIKO is not a property management company, a real estate brokerage, or a party to any management agreement formed between an Owner and a Manager. We don't manage properties, collect rent, hold deposits, or provide property management or real estate brokerage services of any kind.
This distinction matters for how you should read everything below: ENIKO sets expectations for conduct on the platform, but the actual property management relationship — its terms, its performance, its risks — belongs entirely to the Owner and Manager who enter into it.
Why these guidelines exist
ENIKO works because Owners and Managers trust the information they see and the people they're talking to. These guidelines exist to keep that trust intact. They apply to every Owner and every Manager, regardless of account tier.
Fair Housing & Non-Discrimination
ENIKO has zero tolerance for discrimination. Under the federal Fair Housing Act and applicable state and local law, it is illegal to discriminate in housing-related services on the basis of race, color, religion, sex, national origin, familial status, or disability — and many states and cities protect additional characteristics such as sexual orientation, gender identity, source of income, or age.
- Managers may not decline to work with an Owner, or Owners decline a Manager, based on a protected characteristic.
- Profile descriptions, messages, and proposals may not express a preference or limitation based on a protected characteristic.
- Violations are taken seriously and can result in immediate suspension, regardless of account tier or tenure on the platform.
Profile accuracy
For Managers
- List only credentials, licenses, and years of experience you actually hold. ENIKO does not verify this information (see the Terms of Service), which means the honesty of what you list is entirely on you.
- Keep your service area, property types, and unit-count claims current — don't leave a coverage area listed after you've stopped serving it.
- Pricing information, if listed, should reflect what you'd actually quote a similar property.
For Owners
- List accurate property details — address, unit count, occupancy, and current management status. Inaccurate listings waste a Manager's time evaluating a fit that doesn't exist.
- Only list properties you own or are authorized to manage on behalf of the owner.
Messaging conduct
- Keep messages relevant to the property management opportunity or relationship at hand.
- No harassment, threats, hate speech, or repeated unsolicited contact after someone has indicated they're not interested.
- Don't use the messaging system to advertise unrelated products or services.
- Standard-tier accounts have a message-length and per-conversation message-count limit, described in the Terms of Service — this is a platform-wide usage limit, not a conduct rule, but attempting to circumvent it with multiple accounts is a guidelines violation.
Review guidelines
Reviews on ENIKO can only be written after a real, confirmed engagement — an Owner who selected a Manager through the platform, or a Manager who closed a lead as "Won." This is enforced by the review flow itself, not just a policy statement.
- Write about your actual experience — communication, responsiveness, how issues were handled, whether things were as represented.
- No reviews written in exchange for payment, discounts, or any other consideration.
- No reviews written about a party you haven't actually engaged with, even if you're frustrated with the platform generally — use our support contact for that instead.
- If you believe a review about you is inaccurate or was written in bad faith, you can dispute it; disputed reviews are queued for admin review rather than removed automatically.
Reporting a profile, user, or review
If you encounter a profile, message, or review that seems fraudulent, discriminatory, harassing, or otherwise in violation of these guidelines, report it using the report option available on that profile or message. Here's what happens next:
Your report enters ENIKO's Reported Queue, reviewed by our admin team — not automatically actioned.
Admin reviews the reported profile, user, or review and either dismisses the report or takes action.
Action can range from a warning to account suspension, depending on severity — see the enforcement table below.
Enforcement
| Violation | Typical response |
|---|---|
| Inaccurate but non-malicious profile info | Request to correct; profile may be temporarily flagged |
| Fabricated credentials or licenses | Immediate suspension pending review |
| Fake or bad-faith review | Review removed; repeat behavior can lead to suspension |
| Harassment or abusive messaging | Warning on first report; suspension for repeated or severe cases |
| Discrimination (Fair Housing violation) | Immediate suspension, regardless of history on the platform |
| Non-payment of Featured/Advanced Search subscription | Reverts to free Standard tier; flagged for termination review after 2+ months unpaid |
ENIKO's admin team makes enforcement decisions at its discretion, informed by these guidelines but not mechanically bound by this table — context matters, and this table is meant to set expectations, not remove judgment.
Disputes between an Owner and a Manager
Once an Owner and Manager enter into a management agreement, that relationship — and any dispute arising from it (fees, service quality, contract terms) — is between the two of them. As a facilitator only, ENIKO does not mediate contractual disputes between Owners and Managers, though we do handle reports of platform misconduct (like the categories above) that may relate to that relationship.
